Thorough inspections for every property type.

Roofing: The roof is one of the most costly and important structures. The roof will be examined, its structure, shingles/tiles, flashing, gutters, downspouts and more.

Exterior: This includes the exterior walkways, doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.

Doors/Windows & Interior: Doors and windows will be checked for proper sealing and drafts, signs of water damage, and more. The condition of all interior spaces will also be checked.

HVAC: The furnace, air conditioning unit, ductwork, and filters will be visually inspected. This includes identifying the age of the equipment and performing a basic check to verify that the system is currently working.

Foundations, Basements & Crawl Spaces: The foundation, crawlspaces and basements are checked to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.

Technology and Tools: Advanced technology is utilized to see what the naked eye cannot. This includes thermal imaging for detecting hidden moisture or heat loss, and drone photography to provide a high-resolution view of roofs that are otherwise inaccessible.

Plumbing System & Fixtures: Visual inspection of the plumbing fixtures, including tubs, sinks, showers, and shut-off valves, to verify they are working. Identification of piping materials is included to help determine the overall condition of the system and check for visible active leaks.

Attic, Ventilation & Insulation: The attic is inspected for moisture, ventilation, and insulation levels. This includes identifying the type of insulation present and checking for signs of water intrusion or airflow issues.

Electrical: Visual inspection of interior and exterior electrical systems, including service drops, masts, grounding, meters, and circuit breakers. Outlets and other accessible components are checked to verify they are working and properly installed.

Appliances & Water Heater: Visual inspection of kitchen appliances and examination of the water heater for its age, active leaks, correct piping, and the presence of required safety valves.
